I am a 19 year old entrepreneurial-mind­ed individual. I've recently discovered the concept of 'wholesaling' and am determined to acquire all of the skills and knowledge needed to become a successful real estate investor. I'm taking the first step.

I'm just barely scratching the surface of wholesaling.. So any advice would help. If you could please share with me your experience(s) wholesaling; difficulties/hardships you've faced, how your first deal went, your understanding of the process of wholesaling, as well as any advice or guidance you can give me as I approach my first deal?

I'm new to the business and from what I've learned, wholesaling real estate is a great way to produce some minor income for those without capital. I'm 18 and I reside in the Inland Empire area of southern California.

What are the best ways to find and build relationships with local investors/ cash buyers?
