@Tom Conant
Looks like you've put in the work and are on your way to your first big purchase. Just want to applaud you for the effort!!
Questions for you:
1. Did you use an agent to buy the off market deal? I know you mentioned David Greene's load team, but not sure if they also acted as your agent.
2. Have you started renovation? If so, what have you found to be difficult?
Please keep us updated and I'd love to follow through how your first grand purchase works out.

Hi Ryan, do you currently have any rentals in the area or looking for one?
I live in Clovis, and just started looking to invest.

Hi Deepa,
I'm in the same area and am interested in people's answers. Below are my thoughts on your questions 1, 4 and 5.
1 - Depending on investment strategy such as how long you are planning on keeping your rental property, how comfortable are you to maintain a rental that has negative cash flow, how much reserve you are comfortable with providing etc. If you are planning on holding on to this upcoming purchase for a long time, then a good school district should help with appreciation of value. From my own search on MLS, I have not yet found any confident positive cash flow rentals in Clovis Unified.
4 - If you are strictly looking at 3 bed, 1.5 - 2 bath do not affect your rent by a substantial amount but obviously 2 bath is more desirable in terms of demand to rent as well as to sell in the future.
5 - Positive cash flow from what I have been reading is not easy in California nowadays - unless in a neighborhood where property values are low but rent amount is "OK", which would be somewhere I wouldn't feel safe living at.
Hope this helps and looking forward to other responses.
