Post: Pre newbie. Thoughts on breaking into the NJ market?

Hey @Alex Pineiro we're on the same boat! It's definitely a tough market to break into, I've been looking for a 2-3 unit property for 4 months now, and have been beat out of 4 bids; some buyers are offering a lot more than asking price, which is not always possible for me given my pre-approval amount. Another problem I think is buying directly from the MLS, some people say there are still good deals from the MLS, but personally I've not had much luck.. So at the moment I'm looking to meet wholesalers, and other investors as well.

I'm still searching though, and believe I'll still find a decent deal, with some rental income to make after paying down mortgage/expenses every month. 

Something that I decided to do is obtain my real estate license, I'm currently taking the course now, will be done by mid September. This has allowed me to learn much more and meet some great people in class. I plan on taking the test shortly after, and joining a broker in the near future. So maybe something you would like to look into. 

Also, if you have not gotten a pre-approval yet, definitely try to get 2-3 to ensure they all match. And keep looking, keep the drive alive!

Hello Everyone!

I've been searching for my first investment for 4 months now, and boy has it been painful! For a few reasons from inventory of multi family properties in my area - to my pre-approval loan amount, but I do believe I can still find a good multi family to invest in, that will provide decent rental income after mortgage/expenses are paid out each month. 

That being said, I decided to submit this post on Bigger Pockets, to understand if there are any owners, wholesalers or real estate agents out there in Northern NJ, that may have a multi family property available to look at. I'm looking for a 2 or 3 unit property (of which I would occupy 1 unit) with access to parking in a decent neighborhood within Hudson, Union, Passaic, Bergen, and/or Essex Counties. 

I work in NYC today, and know most towns within those counties have either a bus or train line into NYC. If anyone has a good lead, please contact me. Thank you in advance!

Hey everyone, I currently live in a one bedroom apartment, and have been looking for my first house for about 3 months now. I’m looking for a 2 family home, budget is 350-375k max, and in my area (Hudson, Bergen, Union and Passaic counties in NJ) that has been quite the challenge. We have placed offers on 3 houses so far and have been totally out bid by other buyers. I’m considering calling it quits and doing my own research and offers directly with REO/ bank owned websites like Home Path, Bank of America, City National etc... Has anyone had luck with buying cheaper homes through Reo sites? Does anyone have views on why this may be a better/cheaper alternative to working with real estate agents? Hey everyone, I joined recently, and looking to start out by obtaining my real estate license in NJ. The long term plan, along with my partner, is to buy our first rehab by Q3-Q4 this year. I’m still working full time, and I’m wondering if the only way to obtain access to the MLS -once I pass the course and obtain my license - is to do so via a real estate firm/ broker? Or is it possible to access the MLS without being sponsored by a real estate company? Thank you in advance, any guidance here would be appreciated. Yuliana
