Hello Biggerpockets!

I am seeking guidance on what rights I have to establish an occupancy limit (of 1 person) for two bedrooms in my 3/2.5 house I am going to rent for the first time ever (new landlord)! To note, I am living in the house in the 3rd room.

Basically, I would want only one occupancy for each room (MAYBE a couple for the second room, a master suite) in order to not experience a crowded house. I searched for information on this all throughout BiggerPockets as well as Florida Landlord laws, and could not find an answer.

If I am legally allowed to enforce my preference for single occupancy, what are the ways in which I could do that? (Only in the lease, right on the application?)

Hello,

My father is seeking to transfer a paid off SFR rental property in Florida from his name to a newly formed LLC, under his and my mother's administration.

I have researched that there is a transfer tax based on the "consideration" of the exchange in title owner. 

Is it possible to have the consideration be something minimal, like $10, or does it have to be the actual appraised value of the house? If charged transfer tax on the appraised value, that would be thousands of dollars. Note we are not actually selling to a buyer, only transferring ownership to my dad's new LLC.

How can we minimize transfer tax in Florida for this?

I'm an investor looking to househack a quadplex for my first property. I'm primarily looking at properties in Gainesville. I'd love any referrals for an awesome buyer-broker that works in Florida/Gainesville. Ideally, I want to work with a buyer-broker that splits commissions with the buyer and that also invests in residential multifamily homes himself/herself.

Hey there!

I moved to Tucson about three weeks ago and am starting my REI journey as well. I'm fascinated and excited just from my learning. I've read Long Distance REI by David Greene, finished it just last week. Amazing book that I'm planning to come back and read again after getting through some other REI books.
