Congrats!! I am moving to Tallahassee in the summer and am looking to buy a 4plex to househack. Do your parents have experience with MFHs?

My advice to you is to make sure you KNOW the area you plan on purchasing in. Make sure you have a team developed or boots on the ground in that local market. Don't just go buy a property because you want one before the year is over. That could lead to a lot of long nights and big expenses. I literally finished that book two weeks ago, and I closed on my first property in Little Rock. I am out of state, so I am in the same boat as you. Good luck!

@Mustafa Mo I was talking to one of my Marines about my interest in real estate and how I wanted to invest one day. I had no education in real estate and I was just talking about my wants and dreams. The Marine I was talking to was already going to the REIA group meetings and she said I should start to go as well. She reached out to the group and they said I was welcomed to join. In the podcasts Josh and Brandon talk about telling everyone what you do, or what you would like to do. I think that is true, because if I didn't talk about real estate to this person, I probably would not be involved in real estate right now. I was in the group for about a year and told them I was ready to buy my first property, and they gave me a list of properties they had available. This is the only REIA group I've been apart of, and I know they are all different. My property was turnkey, and most turnkey companies have a website with their contact info.

@Bjorik Mutize I am moving to Tallahassee next year, so right now I want to focus on MFH in that area. But once I am settled in FL, I will definitely looking back to Little Rock and maybe even Memphis because they are relatively close to each other. But yes, I want to build my portfolio in Little Rock to at least 4-5 properties.
