So while I drive every day I watch for potential real estate that looks like its just sitting. I have found quite a few properties and am wondering if anyone has a clear and concise "offer letter" template that is professional? Also if you have sent "offer letters" out what worked the best for you? What did not work so well? Thanks Guys!!

I recently Purchased a duplex and paid cash. I’m on month six and things are rolling along positively. My question is do I refi and take 75/80% of my cash back out of it? My intention is to work my way up the ladder with multiplexes. Would I want all my properties (with cash flow) to be financed? This question is obviously based on a positive cash flow scenario.

Excellent point and example!! I think if I could find a 5% or more investment account I wouldn’t bother with a rental at this time. I am figuring a 7.5% return on this property with the monthly rent income going into another investment account which ultimately brings the percentage up over 11%. Which 11% isn’t earth shattering either...

Thanks guys!! A lot of good points. As far as cash offer goes, we saved over $10,000 going at it with cash. Of course more properties is always the goal. I’ve learned through the years to only work on what’s in front of you presently. Of course if new opportunities present themselves then I would cross the finance bridge. I may still refinance this property after a few years of netting as much profit as possible. Ultimately the math on 30 year term vrs cash is similar. Just obviously less cash back per month with a loan... do I invest $30k and get a return of $400 per month or invest $150k and get a return of over $900 a month... anticipating hiccups during ownership the later almost certainly guarantees a return... hopefully we can run it for at least three years without hiccups. Thanks again!!

I am buying a duplex. I am in contract presently. My question is should I pay cash or finance... Purchase price is $147,500. I am assuming interest rates are around 4% in todays market and if I finance I would put 20% down. The duplex is already rented with two long term tenants paying $1400.00 combined per month. I feel like paying cash returns a much greater cash return per month than obviously financing would. If I finance the property I can still net aprox $400 per month on a 30 year term. The math on a 15 year term will only net roughly $150 per month. Typically I pay everything off as I am not interested in working for the banks. I am completely debt free and the money to buy this duplex would be 75% of my liquid net worth. Real estate is my passive income as I work a 9-5 that produces me more than enough money to live on... Any help, tips, suggestions, and or advice will be appreciated.
