I have a number of units rented out to section 8 tenants in Boston.  There are plenty of pros and cons, but my experience has been overall positive.  Happy to answer any specifics or talk further.  That sounds like it could be a great opportunity for you.

Hi @Malika Mukhamedova, if the building has separate utilities for each unit, you can request a change in the utility responsibility through the housing authority.  The tenant will have to sign off and the housing authority will essentially have to reapprove the new lease terms you request.

You can definitely make this happen.  People have been saying forever if you look back through the forums and listen to the older podcasts that you can never find cash flowing deals in Boston.  I've bought 5 in the last 2 years.  I have one smaller one for sale now.  It just comes down to how hard you're willing to hunt.  Don't listen to anyone who tells you it can't be done.  If you want it, go get it.

@Andrew Reis we enjoyed our time in Hyde Park.  Like most of the city, there are tougher areas somewhat nearby but we always felt comfortable.  We saw some good appreciation, and I'd have zero concerns moving back.  We're just up the road in Rozzie now anyway. Feel free to reach out for more specifics anytime.

What's your concern about the area?  I lived in Hyde Park for a few years a while back and enjoyed it.
