Is there no responses to this post?  Or have the fallen off after time?

To bring this to the forefront again, because I too am looking for "subject to" contract templates for the state of Idaho and Utah. Would it be ideal to uses a P&S agreement pending jumping through the hoops (attorney, financing) making sure all bases are covered prior to presenting the final subject to contract? Input appreciated. Are there any other investors or people using subject to in Idaho that can guide the thoughts here?

Not sure how much I have to offer my real estate journey has been delayed by nearly a decade.  But I have read and have researched, and am finally making actions in my real estate journey.  If I can offer any insight based on my research/history, or insight based on my recent successes I will gladly help out in any way I can.

Hopefully everything continues to go well.  I look forward to hearing more about your journey.  Surprised at the time it has taken, but that is part of the process.

Crazy to think Covid has been here since 2020. However to bump the thread again, I recognize overlays are still there. Has anyone experienced large notable changes in Heloc loans affecting DTI. Or in now 2022 has financing become more difficult to come by in investment opportunities?
