*These numbers are purely based off of my analysis of the Kingston market using my calculator.

27 Properties were analyzed each broken out by Units depending on what you want to focus on.

Rent, and Operating Costs are usually provided on the MLS listing or the average pulled from Rentometer

I don't have access to sales data or I would have that along with the discount from the asking price as well.

Thank you everyone for your contributions.

The overwhelming consensus is that we should be pursuing a lawyer and I agree.

It makes the most sense since I am not a lawyer and will need someone on my team for when situations will arise that require the use of one.

Anyone have any referrals for a Real Estate Law firm they can provide near Wilkes Barre Pennsylvania?

Hey BP,

I am about a month away from closing on my first property, a Triplex in Luzerne county PA.  I don't have a lease to give the tenants and was hoping people on here have some good rock solid leases I could review and possibly use.  Any help would be greatly appreciated!  Thanks!

Anyone have a referral on home insurance in Luzerne County?  We are under contract on a 3 Unit in Plymouth and would like to get the ball rolling, I would like to use local agents if possible.  Thanks!

A close family friend of mine is looking to rent their second home a SFH in Wappingers Falls but is an inexperienced landlord and will defiantly need a property manager. Anyone able to refer someone local to help them out?

That makes a lot of sense @David Dachtera.  I can only hope that in a few years one of the problems I am running into is how much of my assets will I want to keep in each llc.

Thank you for your reply @Kevin Romines This information will go a long way towards building my real estate business. Now I need to check on the coverage of my personal assets, House, Cars etc I most likely glanced over that when I originally set up my policy!

I found my self asking the same question's recently since I also had little money to work with in the beginning. After attending a few local REIA meetup's I realized that working with an experienced wholesaler was going to be my quickest route to my first buy and hold. While also learning wholesaling in the process.

Provide a local wholesaler with your criteria and watch them work, then profit from both the knowledge and the potential property.

@Matthew Kreitzer Thank you! I will certainly seek legal council to clarify some of this information specific to the state and my market.

@Justin K. 5 million does seem rather excessive.  When I was still renting I always carried renters insurance for my own piece of mind also it was very cheap.  This may be a "legal question" but hypothetically is that a requirement you include in your lease agreement or do you require them to just provide proof of a policy after they sign the lease?
