My wife and I are looking into purchasing our first property. We are wanting to get a distressed property and do a live-in flip. I was planning on talking to some wholesalers in the area to find the property and then using a conventional mortgage loan for funding. Is this a good strategy? Why isn’t it? We are extremely excited about our new real estate adventure and due to our circumstance, this seems to be the best way for us to get our foot in the door as well as get in our very first place together this year. All comments and insights are appreciated!

Grow your cleaning business, obtain more accounts and then scale it. Grow your company and manage it correctly. Then when you have it producing and multiple account lined up, sell it. Take the money, find a partner, find a deal, do it. Get your money, then fix your credit, then do it again. Just an idea, I’m in a similar position as you and have never done a deal. But I always am thinking of strategies to get me out of square one. My first deal will be a live in flip.

Wow thanks, yeah I’m still looking into the program. Im getting ahold of my buddy who’s a mortgage broker and he should be able to walk me through my best options. But yes, there’s something out there for us to live in flip...just got to find it.

Hello!! Im a newbie in the Seattle area and after reading books and using all of the resources from BP, I believe it is time to take action. My wife and I moved here recently after we got married in AK, so making these big time moves in a big time city is pushing me outside of my comfort zones  lol. However, it needs to be done. Im a third generation flooring installer that comes from a family with zero education regarding anything finance related. I need to break this chain...We have never purchased a home, so we plan on starting off with the Live-in Flip strategy. The thing is, we heard about a first time home buyers program...so my strategy was to use this program to get the loan to purchase a property to flip. Is it this simple? Or am I being misled on this program? What are your thoughts in general regarding this strategy? Thanks guys!!
