Hello BP,

I have found a handful of great deals I am looking to transact on in the near future and was looking for creative ways to come up with the equity piece of the deal. I have worked on more then 17 acquisitions to date using traditional partner of GP + LP structures and on this one I am hoping to be the only one in on the deal or have more skin in the game but am not liquid enough to get the deal done on my own. What are some options to get a loan for the equity portion of this deal with the duration of the equity loan lasting more than 24 months without going the route of HELOC or Refi? All suggestions welcome.

Hello,

I have done 17 real estate acquisitions to date on small 2-6 family units throughout the NorthEast. I am planning on replicating this strategy in a new, more tertiary market. I am currently dont have the cash to purchase my next target but am hoping to get feedback on finding equity lenders on this type of a deal. The asset's cash flow more than covers debt service and private money interest payment. I am looking to borrow 50K at a 6%-8% interest rate and am planning to not take out any money with projections to pay back interest and principle in full within four years. Any suggestions on how to find these type of lenders or structure this differently. All feedback is appreciated.

Hi all,

Late to this thread but would love any feedback. I currently own 5 properties with 10 units. I have a property manager so I do not need tenant rent collection capabilities. All I want is a software that I can manage online, breakdown by property, and then give me an overview of what the portfolio's P&L is. Having capability with debt service line items would be great too. This would be helpful for us to have better insight into our assumptions moving forward and make sure we're hitting our return projections. 

Seems most people use quick books but many feel it is to complicated for smaller portfolios. Please let me know what you think is best.

What millage rate and or calculation do you use to underwrite taxes on a new property in Boston. Are Boston properties reassessed on new purchase value? Thanks !!

Does anyone have a ballpark estimate on how much it will cost to fully replace aluminum wiring to copper. I am looking at a property with 164 units in Texas.
