The market is getting squeezed a bit, alot of loans are coming due in a few months in the multifamily market so im expecting to see alot of units hit the market when they cant get another loan and cashflow them.

I'm looking for a limited partner on a 17 unit they are asking for 505k

for the purchase and I have financing secured I am putting 40k of my own

money into the deal to qualify for financing i need to show combined

115k in our bank accounts combined and i would also need 45k to cover

the debt service for a year and in exchange i will return 100k in 12

months I'm flexible on terms and payment

 IMO I would keep the house, rent it.  Take the other 200K and look at a 3-5yr purchase with a syndication, I like new construction, with someone who has been in the industry 10+ years.   But a multi family ( already built) 3-5 year investment will yield 8-10% Cash on Cash and 18-25% Appreciation at sale. 


not to mention the deprecation as well great idea overall

You can fully automate all services the only one that might get a little difficult if its super far from any cities in relation to the auction side but for the most part your fine

If I was in your shoes I would split the 200k over a few properties, id look into commercial deals with those kind of reserves and if you want to partner up i have a self storage im looking for partners on and a a apartment complex
