I would say its finding the deals even once you have tons of deals flowing through your desk, now you just want to take the top 5% of deals and it always becomes full circle about getting more deals to find the best deals, this may vary as I am a mom and pop investor who doesn't plan on managing teams of people because im here to build a portfolio and I would rather stay small and outsource.

This is going to depend on a ton of factors A) Houston is a giant area with a wide spread of varying cost of real estate and you better know what is what because it can make or break your deals. B) cap rate isnt going to take value add into account or vacancy or how you can raise the cap. C) cap rate is going to be based on the sellers rent rolls and P&L's and alot of the times they aren't going to count all the expenses for example if they are self managing the property and now you need to factor in having a property manager.

I would say we are still buying Distressed MFH alot of brokers are trying to sell them at a price that makes it hard to justify the price. it all comes down to the price like everything but i would say for most of us yes we are buying

brokers are a great tool if you can build a relationship its a shot in the dark a little bit for first time investors they usually are always going to push leads/properties that they know can close and execute them thats how they get paid, ive met brokers by just going to meetups and linkedin is a great tool for me personally

another method that doesn't get talked about enough is to talk to property managers and they usually have a good understanding what investors might be wanting to retire soon or want to sell a property soon ive had a decent amount of success using this method.

the last method is to just run a marketing campaign using list source or prop stream running, try targeting high equity properties and properties that have were bought 10,20 years ago
