Hi, My name is Zachary Wells and I am CFO of Wells Consortium L.L.C. We are a collection of investors creating relationships and networking to maximize profits. Right now I'm looking for good Title companies in the DFW area who are versed in wholesaling/assignments/options and other creative strategies. I am also setting myself up as a transactional funding/private money lender so if you know of any title companies that are familiar with that sort of thing, please let me know! We are always on the look out for good deals, new cash buyers, agents, wholesalers, and good title companies to add to our conglomerate.

I am a current AstroFlipping Student and I have investigated a little into the other mentorship programs and I really vouch for Astro. You get the course material, a KILLER network of awesome people, access to KeyGlee and other amazing companies and Jamil Damji is the real deal man. Puts maximum effort into getting to know his individual members and is actively a part of the freshmen class stuff as well as the mastermind groups and more advanced stuff. The amount of support and assistance I've gotten from the Astro community is something I really couldn't even put a dollar amount on. Every question I"ve had has been answered with ten ppl popping up to offer assistance. I was skeptical at first but literally stands to be the best business move i've made in a long time. One persons opinion but there you have it lol. Regards

Also... is there something I can have her file or start that may put a hold on the eviction process until I can get something worked out?

Thanks for the reply and advice! I'll check in on the deed situation and see if I can find a probate attorney. If we can get the deed transferred, what would the smartest and quickest solution to that then be? She's almost out of time, I wasn't informed about this until way past soon enough to plan a smart exit. It's kinda gotta be whatever I can manage to drum up in time to keep her with a roof over her head. And to make matters heavier, I believe I'm the only active party standing between them and "game over" at the moment.

Hey guys, 

I have a friend who's about to lose her house because A) They are behind on payments and the bank is trying to evict them, and B) The deed is in her late husbands name but the mortgage is in her name so she's having trouble making moves on it. Is there a way I can help her by taking over the mortgage and renting the house back to her? Or is that going to be difficult with the deed being in his name? Or is there some loop hole i can advise her of that will help her maintain a roof over her head?

@Steve Vaughan hey thanks for responding to my post. I hope you're right and the hospital fees and stuff don't end up having to come out of pocket. That would be a major load off. Even still my mountain of problems seems pretty daunting from where I'm sitting. I'm sure one day I'll look back on all this and it'll just be a story to tell the grandkids 🤣 However in the meantime I will be trying to do my part to ensure that it's a good story LOL.

@Marcus Auerbach hey thanks for responding to my post! You're probably right I need to make some more realistic expectations of myself and not stress myself out too much. Hate to defeat myself by getting discouraged in the lobby before I ever get inside! Again thank you so much for the support and encouragement I appreciate that more than you know 💯

@Joe Villeneuve I appreciate you commenting. Things are pretty rough but spirits are high n we're keeping our heads up.

I don't do this usually but I'm faced with a pretty heavy situation right now guys. I'm 33. My grandma has cancer that she's been fighting since I was eleven n now she has CLL on top of it. My grandpa is super concerned hes not going to be able to retire in time to be home with her. I'm the second in command, If you will. So I need to very quickly be able to afford to take over financially so he can retire, I'll need to be able to pay her hospital bills, and somehow do so in such a way that maybe I can still be putting something into my own life as well. Basically guys, I need to build an empire in a day, and that day was yesterday. She starts chemo in less that 72 hours. Realistically between living expenses food and the inevitable doctor bills I am going to have to pick up, I'll need to come up with nothing shy of an EXORBITANT amount of money in record time with little to no money for initial investment. I've bought a ton of books and invested money in some decent software. I've been doing non stop research for a month. Ijust haven't had the guts to jump on my first deal yet. I have no choice this literally HAS to work! And fast! Anyone who has ANY wisdom they could share with me, ideas on low money or no money down quick flips or really any advice WHATSOEVER that might help me it would be GREATLY appreciated. Every second counts n inaction on my part ends with pop still teaching class every day while she's doing the chemo thing.. not gonna happen. To be clear: I'm not in any way looking for hand outs, charity OR someone to do it for me. If that's what you have to offer I'm good. I just need to get real good at this real fast n waste as little time as possible making rookie mistakes. I've fully committed to real estate as my outlet to make this happen so Here goes nothing. All constructive replies appreciated 🙏
