Hey Richard - I'm adverse to just about any organization charging significant up-front fees to lock in commitment. It never sits right with me. I'd say a $1500-2000 "doc fee" is standard for retail hard money, but broker/wholesale doc fees are typically less so the broker can charge their own if necessary. That doc fee is paid at closing though, along with all other cash the borrower is putting down, so charging that up-front prior to origination seems aggressive.

Jason - really love your heart here when approaching these folks. Sometimes there's a tradeoff for maximizing rents vs. keeping great existing tenants at a discount. The question I typically ask myself (after asking WWJD) is "is it worth the sanity/trouble to replace the tenants?" 

I'd need to know more about the situation, but cashflow, albeit important, is only one aspect of rental real estate investing. You're likely still getting your appreciation and tax writeoff here. Good luck!

Shane - hope your week has been great! My company partially specializes in STR DSCR loans, given we can use AirDNA projections as income, as well as a few other levers that make us regularly more successful with these. If you think there's some alignment there, happy to sit down together - I have a lot of folks in SC market!

Eric—sounds like you've put in serious work and just need the right lender to step in. I can technically do rate/term refinances up to 85% LTV as well as use STR AirDNA income projections on a DSCR loan, which sounds like there may be some alignment with what you're trying to do.
