We plan to mail 5,000 a month so we expect about 50 calls. 

Of those calls I assume only 10 will lead to appointments and one will close.

I just moved from FL back to NJ. I really want to market to people in FL still because I know that market very well. 

Anyone know how I can market in FL without using mail? 

I was thinking of paying someone to go around and place bandit signs for me but I’m not sure I can trust someone. 

where do you get your lists from?

When you walk into someones home, what pitch do you give when you are going to wholesale the house? I always see videos on how to wholesale properties but no one ever goes over the actual pitch to the person selling the property.

What is the most effective form of marketing? 

I am just getting into wholesaling. How do I find property at a good deal? I have been looking on Craigslist and ZIllow but nothing is really catching my eye.
