Pet addendum, buy-out agreement, rules and regulations, Lead Hazard if pre-1978.... I'm sure I will think of more once I post this.

I am by no means seasoned so my advice with a grain of salt.   I honestly prefer mixed use or commercial properties.  With mixed use, you get the long term stable commercial residents as well as the short term (usually) residential residents.  Commercial can take a little longer to find a renter but they usually stay for a long time.  Residential units will fill up fast but they usually only stay for 1-3 years.  These are the type of properties that I am focusing on but that's just my opinion.

Someone with more experience will chime in but, I would contact your landlord and see if they were charged.  At our complex we will not pay any realtor a fee when they move someone in, they usually charge the resident.  If they charged both you and the landlord I would call to figure out why.

My only recommendation would be to call the Manchester tax office to confirm that nothing will change with that tax amount.  Ask if there are any discounts on the current tax rate and ask when they will be reassessing.  Most towns/cities will reassess all properties every five years.  Example - my tax bill went up $4,000 in one year due to a reassessment and no more veteran discount.

I agree with @Craig J Chelette to call around to a few insurance companies.

I'm not qualified to answer your question but have you checked your governing documents to see if your allowed to rent your unit?  Some associations don't care and others are super strict.

What it you put up a shelve of some sort. Or you can do three small shelves staggered so one covers the hole while looking like a decoration.

I have a partnership. I have no money but time, my partner has no time but money. He very rarely gets involved and when he does it's usually him telling me not to worry about things. I think you need to find someone that you trust and have everything in writing.

Our contractors will do carpet and vinyl in a 850sqft apartment in a day. This includes ripping out the old and any repairs. So in my opinion they are going super slow.
