I need help deciding which backsplash tile to go with. The cabinets are simple white with nickel handles. The countertop in the pictures is what I plan to use.

I'm an assistant property manager going for my Community Association license. It's a lot easier to learn when it's something your interested in and can relate it back to work. I use a lot of what I learn at work to run my own property. I would try to get into the asst. manager position if you can. If you are organized and a quick learner you'll blend right in. If you start as a leasing agent it may take a while to get to where you want to be. Just my two cents.

We ask that their gross pay is 2.5 times the rent and get pay stubs to prove that. We will then take the first months rent and the security deposit. I don't know that many people that can come up with three months of rent at one time. I would be accepted under the 2.5 rule but deff can't come up with three months rent especially if I was in a current rental.

If she's anything Ike my grandparents she isn't ready to move and no offer will change that. Sounds like she is set in her way and likes the comfort of her own home. She'll move when she's ready and that will probably be never.

In some states community associations can put a "Super Lien" on units that are in foreclosure. Meaning their lien will set precedents over the mortgage company or anyone else. This usually includes the fees that are owed to the company, but can also include attorney fees and the like. Like Jeff said this won't help immediately but if your state allows this you know those fees will be paid.
I have to agree with Arlan, hopefully the rest of the house is in decent condition. You can usually pick up a newer fridge from Craigslist for a couple hundred bucks. Look for the people who just did an upgrade and only got rid of the fridge cuz it didn't match. A resident did that to my family once, took all the appliances when they left. They were such a pain that we just moved on.

Based on my experience if you keep a property on good condition the town will pretty much always assess it at a higher amount, which will increase taxes. Any improvement that they know about should increase that assessment as well. Most towns in my area will do an assessment every five years. So your theory is correct.

I don't know why that double posted. I just called a few different companies and used the same criteria for all of them. Same as you would for car insurance. Someone else on here may have a better idea
