Grange seems to have the best rates I have found.  Insured for stated value not rebuild cost.

Congrats and keep going!

My only point would be to consider keeping the W2 job a while longer to let the REI keep snowballing while obtaining easier / preferred financing due to holding the day job.

I could have "retired" the W2 a few years ago but watching the monthly NOI snowball get bigger and bigger while living off just that W2 wage has been amazing. (However worth mentioning my day job is a Director of Engineering so fairly substantial. If I was just an engineer making $65k it might be a different story...)

Too much work, not enough reliable / quality guys.  A statement I am hearing all over including from Managers at Home Depot and Lowes.  They say they have investors and GCs asking them about everyday if they can recommend anyone..

Similar to the real estate market in the area - more houses than quality people that can get mortgages causing rents to be abnormally high versus house cost.

I made some good money on a flip that had foundation issues.  It scares a lot of folks away but if you can get the work done reasonably you can make good money.  We jacked the house up, dug and tore out about 30ft of wall, and re-blocked it.

This is tough but I have been examining similar scenarios and believe a compensation model that is weighted to the roi of the property makes the most sense  (i.e. a 3% payment for returning 20+%, 2% for 15-20%, etc....  based on the total rehabbed price. However since you are the realtor getting the commission on the buy you need to take that into account.  As far as ongoing management that is a pretty standard fee that you can benchmark and give a slight discount versus the professional property mgmt companies.
