You can go to the internet and type in Construction Cost Estimates, They have several downloads that you can decide from, and will give you a calculated cost for each project

A partnership is fine at the start, However, You will really need to call the Texas Secretary of State and verify for yourself, Do not gamble on the Info you get on the internet, Secondly, You need to safe guard your personal assets, Meaning you need to be at least an LLC, just in case things do not work out, If you are an LLC, and you have financial problems at any point, The LLC will protect you.

I hope I do not offend anyone, But sounds like you are about the money and not the client, It will backfire eventually, spend the gas and traffic and time, it will benefit you in the long run, I use to live in Burbank, I know about LA traffic....Best of luck

Ok I'm from NC, I live in Tennessee, Humidity is bad everywhere, You wont have a problem with either one, You can put cheap laminate provided it isn't made of paper, If you can get cheap bamboo, use it, it will not warp and will resist spills, even real hardwood will warp after p period of time if constantly wet.

I understand, A GC is going to cast you about 75.00 per hour, plus his laborers, plus material, plus, depending on what you are doing to the property, Still your best bet is to find a Remodeling Company, they are a little less expensive, and they can get you a material and labor cost, unless you can do it yourself and hire friends and family to help, I'm not sure what your buget is or what you paid for the property,

Brian you are a better man than I am, You have to consider these agents work hard too, and also, the majority of agents could not tell you about structure or anything else, You may have a boat load of investors, but eventually it will bite you on the butt, If you were buying properties for me, I would expect you to see them, However, That's my opinion, Because the minute the Investor gets a Big Lemon, Your credibility goes out the window, Thing about others before yourself, it does work, be smart, look long term.....Zack

Jason, She is just as responsible for the rent as he is, Don't let her off the hook if you are not going to let him, Fair is Fair, Now if he totally wants her off, then that's up to you, But both are still responsible its not your fault they are separating or getting a divorce....Zack

Thanks Travis, Mold cannot live in cement, If can show up on paint surface, so I agree with Travis, It most likely is not mold...clean and paint, use a dehu.
