@John Morgan you can attend some local REIA meetups, there are always wholesalers there! a quick google search or even a search on here will show you a list of meetups. Looking at the top banner, select "Network", then "Events", from there you can search for future events near your area. Not sure where you are located, but you should be able to find some semi close.
@Juan Alvarez I don't think they have a rehab loan like that of the 203k, someone can correct me if I'm wrong.
Do your due diligence and if the numbers work, go for it.
@Juan Alvarez there is a rehabilitation program that FHA offers, called 203k Loan. Basically, it's the purchase price plus rehab costs, and whatever that amount is, you can still put down 3.5% . for example: Purchase price is 150,000, rehab costs are 35,000 which equals 185,000. 3.5% of 185,000 = 6475.00 down. Hope that helps.

Your expenses seem a little low, but i also don't know anything about where that location is. if you provide a little more information about the property and your goals and exit strategies for the property, you are more likely to get some educated input. Have a good one and good luck! :)

Hi, @Sean Beksinski! Welcome to BiggerPockets! You do not need to be a real estate agent to also be an investor. Being a real estate agent would come with its perks though!
Perks such as, access the MLS and being able to pull your own comps, and even saving some on agent fees. Helpful, but not a requirement. hope that helps a little!
