Good afternoon, there is a 4 unit building that has been for sale for quite a while in my area.(There's just a sign on the building, I haven't found a listing anywhere) The bottom floor has two shops/stores and the second level has two residential rental units. Is this a good idea to look into? Or is it difficult to finance/calculate numbers with the mixed uses? Thanks for your help!

I have recently started a new job in April that is 1099. I guess I’ve been assuming the banks would shut me down due to I can’t prove my income with the last two years of tax returns at that position. That is why I was looking into hard money. Guess it wouldn’t hurt to go in and talk to some people though. Thanks for the replies!

Rookie question. When getting a traditional loan, most cases start with a preapproval letter prior to placing an offer. Do you get pre approved for a hard money loan? What do hard money lenders tend to ask for/need to lend to me? I've been analyzing deals in my area and the next hurdle is financing, I don't want to show interest in a property and waste time to then go to a hard money lender and get shut down. Any advice my friends?

Hello everyone! I'm just getting started in the investment world and have heard multiple experienced investors say something along the lines of how important it is to network and learn from others. I live in Michigan and was wondering if anyone knew of any real estate meet ups or events in the area? Or even possibly virtual groups out there? Any help would be greatly appreciated!  Thanks!
