In process of closing on an house in Isle of Palms that we plan putting on STR sites. Looking for recommendations on:

1. local property managers/cleaning

2. Any companies that will assist with fully furnishing the home (STR style friendly).

we followed the process ourselves and made an error which delayed it by a couple weeks.  We reached out to them to assist us after as the tenant was making baseless claims and wanted to ensure we were doing everything 100% by the book (which we confirmed that we did).  Really hope it doesn't happen again, but would rather pay the money for them to handle it next time.  I was thrilled to see how Phx/AZ has the back of landlords and not siding at all with tenants that simply don't pay.  

While we finally got successfully through it, I would recommend just using Hull, Holliday & Holliday, PLC.  Ask for Chris Hoynicki.

To protect my investment I always get a Home Warranty for rentals.  However, with my 1 short term rental I am struggling to remain confident that this is the right strategy as when something does happen it seems I lose at least a couple days with them dispatching and then following up.  At this point you have 1 upset guest and it can roll into your next set of guests. 
Do I just have a bad home warranty company (Fidelity National) or is this just the reality for STRs?

Quick summary.... I successfully evicted my tenant with a court ruling in April. I then delivered her the “Statement of Disposition” at end of April and the 60 day appeal window is up on June 24th. As of today, she still hasn’t made any payment and owes around $5k

I have contacted a few companies that a lawyer provided me, but they all only deal with major portfolios.  I don't even want to circle back with the lawyer I originally engaged as I was not impressed with his support or follow up.  Does anyone have any recommendations on who to contact for collections?  Or maybe a great real estate lawyer that might be able to assist?

I have a STR in Show Low and my insurance provider just notified me that they are no longer going to insure the Show Low area due to fire risks. They got me a quote from another provider and it was about 5x my current premium. Anyone have any recommendations/contacts for home insurance carriers that specialize in the white mountains or northern Arizona region???

I have a 4 bedroom house for rent and its 1 level all tile.  Am I crazy to let someone with 6 pets (4 are cats) rent this house? Would the house still smell from the cats even if there is no carpet???

Our RE lawyer no longer operates his private practice and we are looking for some recommendations in the Phx/Scottsdale area. Nothing of immediate need but would really like to get some names. Thank you!

Anyone have any general recommendations on evictions in Maricopa County?  

Do you need any special licensing in Arizona to solicit Hard Money Loans/Private Lending? Thank you in advance for any shared expertise.
