@David Hunter One of the more useful items I've seen before is a multi-device charger similar to this one:

It has great shelf life with a branded logo, but I'd like to think of something as relevant to real estate as possible while still being useful.

I am brainstorming for an upcoming local business trade show hosted by our chamber of commerce that brings through about 5,000 attendees.

I'd like to have a promotional item to give away for our brokerage with a relevant and/or unique appeal - something with a long "shelf life" and not disposable.

What promotional items have you have good success / response with?

Yes, the house sits on the lake, and we always hire a professional photographer to take pictures (including from the water).  We will advertise in the local lake publication as well as the area publication, social media, etc.

I'm trying to brainstorm anything out of the box that might make the "opportunity" of the property more appealing.

I have a potential listing for a lakefront home that was built in the late 60's and hasn't had much attention other than an addition in the 80's.

The lake view and frontage are definitely the highlights of the property with the house itself being more challenging.

What are some marketing techniques you have used for "unique" properties with success?

There are a lot of missing variables that could make a big difference in decision making (improvement costs, area/schools, ARV, etc.). The tax appraisal isn't always a good indicator, but in this case, it sounds like it's way too tight.

@Sarah T.  There are a few multifamily properties in the Amarillo area with cap rates around 8% and value add possibilities.
