Carolyn, I am working with my contacts and planing a "meet and great" in the South Austin area. We are working on the first meeting to be Thursday, December 5th, 10:00 a.m. at a South Austin Coffee shop. I have a location in mind just need to check with them first. It will be a meet & greet (java talk), with round table introductions, and suggestions taken for future meetings. My ideas for future sessions would include some brief "pitch your deal" talks and a short "golden nugget" piece of information of value to the group.

Chuck, any help is appreciated, I will be looking forward to the bird dog contacts. I do like San Antonio but It is a little far right now. I know it won't get any closer latter but I will have more experience and contacts.

I vote with the wait and see position. In any deal people should look after their side of transaction. If you are a buyer you want the best deal you can get of course. The seller, as I would assume you would, also should be looking for the best deal that they can get. In this case the seller may be thinking that they may have let their mouth get ahead of their brain. You will not really know though until they get their thoughts together and tell you.

Since, as you stated, it is a cash sale and no mortgage is involved I would check with the title company. It looks like it would be simular to an asignment of contract with a partial interest being assigned.

I don't know how you can make the neighbor allow access to their property but the contractor might be able to use a hanging scaffold like window washers use.
