I suggest your parents pick 1 good rehaber to work with first Watch how they have done deals in the past Watch how often he has to hustle to sell it etc I'm a hard money lender. Doing it. on and off for years With so little money I would suggest being cautious on your first deal. There is a lot of stupid tax yet to be paid on this venture. I'm not discouraging it at all. Very sage advice ANY business needs to be treated as one Wholesaling is often seen as the quick buck to build cash to buy and rehab Ugh. Not even close It's an occasional secondary income at best And a weak model that's destined for failure at worst Like the man says Don't believe the hype

Ya, not the greatest numbers. and you will be negitive NOI if its in bad part of town, with 1 good sweep of bad tenants. ping me also (im in Albuquerque NM ) as well. happy to help.
