New to the board but OLD hand at Real Estate

Howdy Gang!

been investing full time since 1996. Started young, but went fast

250 apartments bought, 
thousands of non performing loans purchased,
over 60 beds in Assisted Living purchased in last 9 months. 
Several large commercial projects bought.
Occasional Hard money lender.

Im here to make new friends, add some value, share some insights, and some tough lessons, as well as to seek a few opportunities (mostly assisted living)

Currently Live in Corrales NM, but Invest in Texas AZ, Idaho, Utah, and here.

Hello again! This is a great place to be and help others.  Education here is outstanding.  Do not try to do everything yourself.  Always do the numbers to make sure you have a great deal.  Find an experienced Team that will help you the things you do not know or do not like. Be sure tat you have insurance coverage on all your property to protect you in vase of a loss.  Always try to inspect before you close and have a clause in the sales contact that allow you some time to inspect and back out for no penalty.  As soon as you can after closing please change the exterior door locks.  If the locks are still good just install them at another address.

I am 59 years old and I found BP about 7 months ago and I am still trying to decide what to do.  I went to college, not that it is mandatory, and I got a business degree that emphasized real estate.  Since I was in Texas I qualified to get a broker license without having to take anything extra.  Regardless of what I had I felt more comfortable in the construction business.  I have been in the construction business since I was 17.  My father has been in real estate sales for about 40year and he has taught me a little bit.  If you think I can help you please contact me throughBP at any time.  Good luck!
