Hey Francisco, 

You can get HELOCs on investment properties. They are rarer but definitely still an option. I would definitely do that over a refinance.

@Account Closed Mashvisor does but you have to have a subscription and I am not sure where they pull their data from. I agree with Nathan's points, you may not have enough demand for MTR alone but could try a Hybrid model if STR is legal there.

@Heather Gates if you are the first in your town, I highly recommend leaning into building relationships to win contracts. Call the hospitals (even 30 mins out), universities, any business complexes, large construction companies, etc. Even while you are undercontract you can start building your rolodex.
