@Ron Gosling - after reading your post, my thought is that with a monthly mortgage of $1200 and potential rent of just $1300, you are only netting $100 a month. That amount is very low in the event of a surprise repair or a tax increase. 

BiggerPockets members typically recommend to have a monthly profit of around $300-500 per unit or per property. 

Obviously it is very important to know your numbers and ensure that you are cash flow positive.

@Alex Benazet - welcome to BiggerPockets. It's probably the best website online to find information about Real Estate investing.

I think that if I could start again with my own personal real estate investing, I would highly consider house hacking, especially in Philadelphia where rents have been increasing annually (especially in places like Northern Liberties and Fishtown).

@Jim Davis - smart strategy. Properties have been going quick lately and the Jeffersonville and West Norriton markets typically yield rental rates that support investment. There's a lot of condos and townhouses in the area - if you are considering, be aware of HOA costs.

How has your search for a multi-family property gone so far? There doesn't seem to be too many duplexes/triplexes/quads + out there in a reasonable price range.

@Jim Davis - congrats on finding Bigger Pockets and utilizing the many resources BP provides. 

What kind of strategy are you looking to accomplish moving forward - rental? rehab/flip? multi-family? 

As you probably already know, there are so many different Philadelphia submarkets with their own different intricacies and unique features when it comes to buying and investing.

@Evan Thomas - Philadelphia is a great market for New Yorkers who are looking for a less expensive investment option. 

I would suggest to start checking out the Real Estate section online of the Philadelphia Inquirer and Philadelphia Magazine. They will give you an idea of what kind of new construction is going on in Philly. 

I would also suggest to work with a mortgage provider to get a pre approval so that you know what you are able to mortgage - investment properties typically require a minimum of 20% down payment.

@Vlad Filatov - I would say doing the numbers will ultimately show you whether a turnkey deal is "good" or not. Bigger Pockets has many different tools available for you to do the calculations on what the ROI and Cash Flow would be for a property.
