Good thing is most people who are on Section 8 assistance do not want to lose the voucher as it pays majority of their rent every month. You do have a change to get a good tenant. Still screen as you would anyone else though and communicate with the housing authority so you can report any infractions if needed.

If you have a renter who will stay for quite a while it could make sense to self manage. There is always a risk though. Obviously it isn't viable for long term, if you plan to sell or get a manager that will be the long term option.

Written job offer will help ease your mind. As stated above you could ask for last month's rent or a higher deposit, just follow the laws. 

You can't get appfolio until you reach at least 50 units, that is the requirement. Yardi is used for large companies with lots of units as well. Buildium might be a great option for you or Rentec Direct.

As mentioned Cozy is a free property management software you can use starting out. Of course you can learn the systems yourself if you have the time but property management can be really tricky with the laws you must learn and managing a tenant is a whole situation in itself. Be firm and consistent and set the rules.

I have completed quite a few landlord verification forms. Smoke it over though just to make sure it is legit.

Speak with a local real estate attorney and see if you can access another avenue to get them out of there. Non payment of rent might be stopped now but other violations of the lease sure can be used against them.

Real estate has so many fields you can break into. Property management is one, licensed or not. CAM license will let you manage associations but a real estate license will let you work under a broker.  Lenders, appraisers, agents, brokers. Agents can work for builders, traditional routes or a contractor like Redfin. There are so many careers.

Patti is right, can't have two leases. Mobile homes can qualify, just have to get them set up and pass the housing authority inspection and then your good to go.
