Everyone keep in mind Appfolio can only be purchase if you have a minimum of 50 units. Great software but you can't start with it until you get to that number. Buildium or Rentec Direct are heavy hitters for smaller portfolios.

I would say an early termination clause for 2 months of rent. This is a way for them to vacate if they choose but gives you a cushion to look for another renter within that time frame because you receive 2 months up front.

Screen Section 8 tenants the same way you would any other tenant. The voucher system aids families in providing a large portion of their rent paid by the housing authority each month. The tenant will be on the hook for the smaller portion so be sure to collect that as well. Housing authorities conduct an annual inspection to ensure the house your providing in in livable condition. 

Nathan G is right, please review the contract as every property management company determines what they are up charging or if they just have a percentage. Avoid companies that are raising the prices on maintenance mark ups, inspections, evictions and other services that they should be doing anyways.

I can't believe they killed your chickens and goats! I bet your glad they are finally out. The damages don't appear to be that bad, putty up and repaint the spots and your good to go. Best of luck with your next renter.

Rentec Direct or Buildium are great for under 100 units. I would use the trial on Buildium then make your decision. The interface is newer and cleaner than Rentec Direct. If you are looking to grow I would check those out but if you are only managing a few maybe Cozy could suffice for you.

Buildium or Rentec Direct seem to be the ones most favor under 100 units. Majority of companies over 100 will opt for Appfolio.

You should continue with the eviction especially if they are being hostile towards you. If it would make you feel more comfortable you can have a local real estate attorney handle that for you.

Most month to month contracts only require a 15 day notice. Shouldn't be too difficult to get them out of there. Speak with a local real estate attorney just to get it straight.

 I would avoid companies that charge those fees. Property Management is about protecting the asset not pocketing on repairs that essentially could be made up. Not good ethics.
