Hi Andy,

If your starting up a shop in Washington, I am interested in buying smaller multifamily or land (which does or does not have existing structures on it). I am a real estate broker and do actively search out multifamily, but I do not search for land or SFR's on MF land. If you come across any in South Snohomish County, please send me a message and I will look into purchasing!

I've read online mixed reviews on Quickbooks. Glad to hear it's working well for you though. I think I am going to go meet with my accountant I think and ask him if my spreadsheet I have now or Quickbooks would make more sense if I don't come across more recommendations. Appreciate your feedback!

I am looking for some software to efficiently track my income and expenses on my properties in relation to tax purposes. I currently use an excel spreadsheet but feel there probably is a easier, more efficient way to do this.

Any advise on good programs you guys might use?

I do not own enough rentals to make sense of purchasing large property management software.

I was wondering if anyone has found software that is useful for tracking income and expense from a business perspective of real estate brokerage. I am a commercial broker in Washington State and looking for an efficient way to track my income and expenses for tax purposes. I have an excel spreadsheet currently and it works fine, but I feel there could be a more efficiently organized way to track and present to my accountant.

Anyone have any experience/advise for this?

Mountlake Terrace, excellent! I had a piece of land tied up near Albertsons I was going to build 8 four-plexes on but title wouldn't insurance an easement and I was not comfortable moving forward. Nice 2% vacancy submarket though, I am looking for more land in the area.

The ones I am moving int are townhouse style 3bed/2.5bath with garages so the tenants are either families or older individuals who just don't want to take care of their own home. It's across the street from the senior center and new library, so I am hoping to draw in that elderly crowd as future renters and work on acquiring all the buildings around me as well :)

Hi Romica,

My partner and I are investors, but not full time. Our goal is to become full time. She is the women and not on this form, but if your interested (I work in the industry, she does not) and would love to get a coffee and share experiences.

It's typical. Snohomish is known for having some of the most expensive WSG bills in the state. The amount is not of the concern it's the method of metering and passing the expenses through to the tenants.
