Hi @Melinda Eilts, I’ve seen that work well when structured carefully, private money for flexibility and a short-term loan to bridge timing or rehab costs.

I am in Salem, MA (my investment properties are a small condo in Beverly and a 3 family on the South Coast in Fall River).

I'd buy it, improve it, and a year later I'd refinance to get the money to buy the next one - and I'd repeat that ever year for the next 10 years.
