I would say 99.9% of these calls /emails go ignored because they come across as spamIf you do not have a specific message with a way you can assist them and an opportunity that has already been fully vetted with all the numbers then it’s a waste of our time.Your best bet is to go to conferences, and prior to the conference check out who is attending and set up some meetings at the conference in advance to meet them in person.

When you do STR rentals for those months in your slow season, I bet you have lots of empty days. 

I like it @Jay Hinrichs and great comment @Stuart Udis - even though the market needs lower priced homes, if I follow my gut, I'd rather put my bet on a barrier market.

My bet is they'd be willing to spend and expel everything to prevent it, because that's whats at stake for them, everything. 

Along with that you need to keep risk low/moderate (don't bet the farm with a family).
