With vacancy rates below 2%, we’ve built reliable projections based on years of historical data specific to this group.In short, accuracy is everything.

This doesn't work very well if you don't know what things should cost, don't know any subs, live in an area where there's a big shortage of subs, or don't know how to manage a project.

@Lisa M.Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location/neighborhoods to invest in.Why is Property Class so important for investors to understand and apply in their investing strategies?

Always looking for a local off market MF that projects good return.  

The only ways this would be possible, with lenders I work with are:1) Large construction projects, of +$10M.

Cash flow projections  

The one caveat is, with margins so slim in this market and NH is blowing up, you need to underwrite your refi numbers very conservatively and for 80% debt figures on the new appraisal value, esp if you're not living in the building.

For me, this was an opportunity to back a local project, build new relationships, and gain more experience working with flippers.

That could blow up your projected budget.
