It's been said enough but just to reinforce it: Give your tenants a clean slate so they can coordinate their furniture, accent pillows, duvet covers...yadda yadda... the idea is for them to feel invested in the place and dress their belongings to reinforce their idea of home; you just provide the walls.Out of curiosity how long did it take to rent the pink place? 

If they were there from the beginning, and they are reminding you, yeah, they can do this because of "yadda yadda" the fine print.

This turn of events challenged my good faith, and fed every cynic the red meat they so love: "it was too good to be true, yadda, yadda, yadda..."

I've run into inquisitive tenants who wondered who actually owns the homes, I tell them it's corporate investor owned & gave them my story of woe, like they all have theirs, how it's just a part time job for me & money is tight yadda yadda...

Get it under contract, assign it, yadda, yadda, yadda.It's a grind, but if you're respectful of their time and don't treat anyone like an idiot, you'll land some deals.
