Rents in that specific area are $2800-$3200 1500-2200 sq feet 3-4 beds 2.5+baths fenced in backyard garage yadda yadda yadda…They are concerned with cash flow, so they would put down a large amount.

.❤️.Yadda Yadda Yadda - I'm just curious which law school you went to and what states you are licensed to practice law in. 

I know you have to eventually pay recapture, yadda, yadda but it still seems like a huge win given the time value of money.

(Yes I understand you can flip/wholesale/yadda a house and make a great return, but what I am referring to here is the infusion of passive money... solo 401k/IRA, investment dollars for yearly cash flows, etc.)3.

They asked me what I thought since credit was sketxhy supposedly from a divorce yadda yadda. 

I keep seeing “APR as low as yadda, yadda” but it really doesn’t help in my comparison, as I have no idea what rate I would actually qualify for.Also, I’m in Charleston, SC and a member of the NFCU, and I’m currently comparing NFCU, BB&T and South State Bank, but I’d welcome any other suggestions of banks/credit unions with great rates/terms!

I've talked to tons of realtors, hard money lenders... everyone says how hard it is to find deals, yadda yadda yadda. 

I'm sure some people have good working relationships with contracts and know guys that'll do it for a fraction of that and if you do the legwork / grunt work yourself you'll save money yadda, yadda, yadda.
