I don't think we've seen a decrease in house price where I live that would back-up the current offers. 

Another aspect is whether the estimations, figures, and overall picture and plan are realistic.

I do have a cheap property and a plan that is completely affordable and won't bankrupt me if I have a bunch of growing pains.
