If Section 8 hasn’t paid in 3 months and there’s no clear timeline for resolution, I’d move forward with eviction.

This is not a one size fits all - you are solving a problem for someone - each person has a unique situation and problem so how you overcome that to provide resolution (ie. they are looking for a place to invest and do not know where) - can be accomplished many ways but how it works for each specific investor is very different.

When buying from homeowners off the MLS, a resolution of unacceptable conditions is all but expected. 

The specifics of this should be detailed in the operating agreement or whatever contract/documents laid out the ownership, authorities, resolutions, etc.
