New plumbing, new HVAC, new wndows and doors, new kitchen and bathrooms, new water heater, new flooring, paint interior and exterior, screened porch remodeled.

I first had someone I screened so carefully ditch on their lease and not pay rent, and they left me with an entire apartment full of furniture- upstairs, no less.

If a tenant’s solid and they’ve already gone through screening, I’ll usually give them 48 hours max to sign and pay the deposit before I start showing again.Here’s why: people get busy, they second-guess, and sometimes they’re waiting on paycheck timing or spouse input.

@Matt Jones It can definitely be worth it depending on your goals and how involved you want to be.Some investors outsource everything from listing creation to showings and tenant placement, while others just get help with photos or screening.

There are some solid options in the area, but you’ll want to screen them carefully before moving forward.

I invest in Ohio, mainly in small to mid-size multifamily, and building systems around deal analysis and team coordination has been a big part of my approach.
