.🧰 If You Want to Skip DishwashersYou could totally design kitchens that don't include them:Use the 24" space for extra drawers or pull-out trash/recycling bins (tenants love that).Use it for a built-in microwave or even a rolling cart/pantry insert.Market it as “low-maintenance kitchen design” or “extra storage space”—it’s all about the spin.Short answer: If your target tenant expects it (like young professionals or families), keep it.

An unserious answer: leverage up to your ears with OTM REIT call options with zero regard for risk.An actual answer with some bias: ATL is a highly competitive already stabilized investor real estate market, research some smaller pre-stablized markets (bias incoming) like Birmingham, AL that you can leverage $320k into a dozen SFH's or (more bias incoming) a medium self storage facility on the outskirts of a large market (aim for over 150 units min.)

Since then, Chicago BACP changed rules but there's still room to operate Airbnb but it has become much more difficult (at least legally).I'd start by your researching the law here:https://www.chicago.gov/city/e...I think you'll see a lot of STR investors move toward >30 day midterm rentals in the coming months and years as the strictly STR route is not feasible in many markets.
