Off-market deals are the play right now because there are too many sharks out there making offers every day (me included). 

They both needed full sets of drawings, including engineering.

If I were you going that route I would aggressively market my house including some staging.

This includes gaining an idea of possible Title Companies, reputable attorneys, and potential buyers.

Anything will be helpful including the challenges involved, opportunities, expected CAP rates, preferred locations, areas to avoid and why, etc.Thank you!
