It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

Just did a turnover to new tenants and they clean up nice!

By furnish I mean a washer/dryer/fridge/stove.  2 bedroom suites, and furniture throughout the house.

I am looking at some very nice properties in playa del carmen, and a luxury 1br  1ba can be as inexpensive as 50k.

Getting a peak behind the curtain and learning things about a deal in real time is priceless, not to mention (and probably most important) is you'll gain some nice credibility for the future when talking to brokers, investors, etc. 

The county will suffer when property values drop due to abandoned unmaintained houses in the middle of nice neighborhoods and the reduction in investor interest.

(I plan to purchase, on my own, staging and furniture for a flip, and store it in my large garage and reuse it for different homes)  I have a college degree, but in a different area. 

It's likely that before you know it, days will have turned into weeks, and weeks will have turned into months, and months will have turned into years and the tenants will have paid off your mortgage in exchange for a nice place to live and you, not NBKC, will own the asset.  :-)
