For every "I'm a 25 year old real estate multi-millionaire" there are dozens who fell down on a race to the top, have a bankruptcy on record, and have set themselves back 5-10 years. 

So just to update this thread, the initial sale of this house fell through and it looks like my husband and I are purchasing the house by ourselves. 

I rented out the upstairs unit of my house which consists of basically a whole other 3/1 house...lol  From there I started a flipping project with a partner who went through a nasty divorce mid swing and the project fell apart (still trying to salvage some pieces of that adventure). 

I'm a training geek...in fact, I fell asleep last night listing to the BP Podcast #200. 

Kind of fell into the concept after remodeling the house for myself and my wife's own enjoyment.

I really wanted to buy a 4-plex as my first deal 20% down, but that didnt pan out as it fell out of contract due to huge plumbing issues.

We were noobs who fell into a great deal, however, it ended up being a total gut—taking us almost two years.

I admit that I fell into a bit of an interest rate chase (which I know we're not supposed to do, David).

I called the screening company and they said that sometimes medical bills dont count against credit score)The amounts that are in collection are small, one k, 278$, small amounts, but there are like 14 of them...She said they opened a second business (restaurant) and it did not go well, they had to close it, that is why she fell behind on her bills but she is working on it because she wants in the future to expand her business..She says in her business she makes 12K per month and saving money for business expansion.She says she can prepay for 4 months (2.5K rent per month, so its 10K plus 2K security deposit)Would you rent it to her?
