Can anyone provide any advice or suggestions on going from a job with benefits to no benefits at all?

It doesn't take a lot for a project to go 150-200K over budget when the building department holds you up, the gas company can't install new lines for 6 months, and your subs walk off the job. 

Of course now I wonder if her attitude is going to make a difference.

I'm a newly licensed salesperson and out of state investor with a full time job that is outside the real estate sphere. 

The issue at hand is I have paid thousands to an attorney, had to leave work twice and be at court, not to mention that they still bought 30 days of extra free rent to do this. 99% percent of the time the people I screen are wonderful.

I was wondering if they were scammers, but it seems like you mentioned, just a group of beginners trying to make money off my property.  

Vacancy rates might be one of the major downsides here, in addition to low population/job growth.

Can someone give me a general range of the cost for this type of job?
