Also, Chicago has quite a few Air bnb properties at this point and unless you are in a fantastic location I don't think it is worth it.

Once a property is in REAP, the city Housing Department is in charge ( HCIDLA as they are known before their website switches back to Housing Department, as they were known since the passage of the Rent Control Ordinance in 1978 creating a large bureaucracy charging fees to the landlord to feed themselves and at the same time making life miserable to the mom and pop landlord who does not have the resources to comply with their draconian rules).

I've been cleaning the floors with enzymatic cleaner and trying to air the house out but despite some improvement the odor is still too objectionable to move in.I didn't know until after purchasing and attempting to clean, that pet odors tend to be persistent and difficult and expensive to eliminate as contamination is absorb into the floors and walls and even the furnace and duct work.

@Rachel Wagner since your new at it, definitely get it professionally inspected to make sure nothing major is wrong with it.I’m sure it’s very nerve wracking, but whether it’s this property or another, you will thank yourself in time that you did it.Consider a 15 year loan, would likely still cash flow with the Air BnB method.If you haven’t already, get your financing in order, if seller does not have a loan on subject property, perhaps they’ll carry a contract for you.
