Are you bringing a property under contract to the table or do you have a buyer for a property under contract?

Secion 8 pays me a flat fee (they have a specific table depenent on # of vouchers).

I'm under-contract for an eight unit multifamily and the Seller was refusing to provide me copies of her current leases until at the closing table.

I know the owner personally and have explained he is leaving money on the table by going through me as opposed to selling on the market, but he is still willing to move forward.There is an additional "mother in law" addition on the unit (approx 300 sq ft with bath and kitchen), but it does need some TLC. 

It's much better than some boring generic heading IMO.I'd rather get people clicking than not loli personally don't thrive on other people's failure but many folks on here like pumping their ego about how well they do and how much money they make.How about we turn the tables and see who is willing to come down to earth and say how much they lost or loose.I loose everyday and I'm better for my losses EVERYDAY.One thing is certain tho, I make more than I loose and that is what it comes down to.Picking yourself back up and moving forward.Thanks for playing hehe

I have my first mail campaign, about 50 letters addressed to tax delinquent owners sitting on my kitchen table and I am terrified to send them!!

Eventually HUD-1 or closing disclosure form with expecting closing costs and how much more money you need to bring to the closing table.

It feels icky but your goal is to keep yourself as whole as possible.The tax was much more than that so there was still benefit to our client and they listened to us rather than their attorney next time and didn't disclose the 1031 until at the closing table.
