.- Some brokers only work with sellers since buyer's typically require more effort.- Some brokers may just refer you to another one of their agents since they can get money on the split and do no work.- Some brokers run 100% brokerage houses and make their income on additional fees.I hang my license at a 100% brokerage.

However, you will likely need to push them to make sure they are pushing through annual rent increases because it's super easy to get a tenant to sign a renewal for the same terms as last year, but can create some work when you are asking for even nuisance increases and the return for their time on the effort isn't so aligned with your interest.

Like other responses indicate, it is ok to spend a little more on a rental....you will definitely be paid back for your efforts.
