Time/the rush to sell, 2. mostly cosmetic things - stark white walls, unfinished walls in a 3-season/hot tub room, bland kitchen that could be made great with some used stainless appliances and new countertops (it is a large kitchen with nice cabinets), and just tasteful staging and decoration.

If you leave any small detail up to them, they'll put light switches in the middle of rooms, medicine cabinets not centered, doors opening the wrong way,,,, they are all about the easiest, not what's right.

If you are replacing a kitchen that is in horrible condition, cabinets doors missing, avocado coloured appliances, gross and burned laminate, you should be able to make a much higher than average return on a renovation.The other thing is that many people who renovate areas of their home do ti more to their personal tastes, and worry less about the costs.

Rehab included granite in kitchen, upgrades in ceramic tile, new cabinets, create a informal dining space in kitchen with granite bar, all new window, architectural shingles, upgraded vanities, etc.

I was referring to the 2nd picture but honestly if the house has a porch you could steal some porch room to extend the kitchen; although, realistically if the house doesn't have a dishwasher now it probably doesn't really need on but more cabinet space and counter space would help buys/renters see it more welcoming and useful.

This should be a desirable area with little vacancy based on what I am seeing, but yes, there is always that risk that the units dont rent as easily as the current home owner has lead me to believeon repairs/capx- 3 of the 4 units have recently been updated with new kitchens, carpet, cabinets, and counter tops in 2 of 4. new roof on 1 of the 3 buildings.
