This would be a different dynamic if it was a 60 unit apartment building.

The lot is quite steep, downhill, I have seen other homes built right around it on similar terrain, I was trying to get an estimate of the cost of construction in the area, plan is to build a 3000 sq ft SFH.

Most common ways of investing in real estate: Buy and hold (i.e. rent houses to other people), buy and flip (i.e. buy something that can have forced appreciation through rehab), build and sell (new construction), finance (lend money to other to do these things).
